HOME IS LOCATED AT: Highlands Reserve Golf & Tennis Resort Community
near the golf clubhouse at 500 Highlands Reserve Golf Club, where you will be enjoying complimentary golf green fees with our golf membership (member cart fee from $25+tax) and tennis courts, and a snack bar.

You can check-in & ship items to our home cartetaker/property manager at: 209 Ambersweet Way, Davenport, FL 33897 office (which is down the US-192 street & Hwy 27 from our box office and listing address at 7862 W US-192, Kissimmee, FL 34747 - this address you use to send out any items, luggage, golfclubs). Our home is located only a couple of blocks from our home cartetaker/property manager at Highlands Reserve Golf & Tennis Resort Community.

To protect the privacy of our guests and the security of the property we do not give out exact villa numbers before check-in (just like all resorts worldwide), because we do not wish to have guest trying to do preview tours or arrive earlier without prior notice that could disturb in-house guests/cleaning persons. We have learned from previous experiences where early arrivals knock on doors, peak through windows, wake up guests after early/red-eye flights or at early cruise arrivals, and we are sure that you would not like this happen to you. We hope you understand that this is just for your protection as our guests, to be able to stay without being disturbed by others, and for security of the property.

You will get villa address numbers and check-in codes to villa door locks from home caretaker on day of arrival over the Phone/Text/SMS when home is ready for check-in (after previous guests have departed and house keepers have completed house cleaning).

We just ask you to please be respectful of our home, towards our neighbors, understand, and agree to the following normal private home rules:
• Verify that everyone in your group have seen the floor plan of the home, understands its layout, its design, furniture, and size. Depending on the number of people occupying the home, it is important that everybody in guest party agree on the floor plan and bed set-up so there is no confusion upon arrival. Everyone understands that if anyone wants more privacy or additional rooms that these can be booked at nearby homes or hotel Frat own expense. There are no refunds for home not being large enough, early check-outs or shorter stay than agreed to in reservation.
• Please note this is our HOME, not a hotel, so please treat it like it was your home. We put a lot of love and hard work into making this a nice comfortable home. Please treat it as such. We want to keep this space pristine for years to come, and we will trust you to keep it clean.
• This is our private home and we want our home to remain a private, so please be discreet as you are a "Special Invited Guest of Owners" Ann & Lars (we appreciate your attention to this detail)
• Home offered was based on availability, number of guests, and desired dates. Occupancy is only for the number of guests agreed to in reservation. Any additional persons must be approved at least 3 days prior to your arrival date and an additional fee may occur (no guests are allowed other than the ones reserved).
• We would like our home to be your sanctuary for relaxation with your close friends or family over BBQ, dinners and such. Keep all partying or parties out on the town and not in our home.
• Honor system must prevail! If you break or damage something, please let us know immediately.
• Please leave home in the same condition as you found it. Please take trash out and clean your dishes.
• Please keep exterior door, and windows closed at all times to optimize air condition and to keep any bugs out.
• Please be respectful of our neighbors. NO loud music, NO disturbance, and home shall be quiet after 10pm weekdays, 11pm weekends.
• Please NO smoking, NO pets, NO drugs, NO prostitution activities, NO filming or recording of adult material.
• Please do NOT sit on any furniture with wet bathing suits and please do NOT hang wet towels over any furniture.
• Please do NOT take any towels, linens or other items from our home.
• Agent/owners/management is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises.
• Agent/owners/management are not responsible for the loss of personal belongings or valuables of the guest.
• Our neighborhood is the safest in the area but please do not let anyone into the home that you do not know (except for cleaning/maintenance persons).
• Please do not indulge in foul language or disturb the peace or comfort of surrounding neighbors. If there are any disruptive behaviors, loud music or loud parties any security deposit will be forfeited.
• Normal check-in is at 5 pm and check-out at 11 am. We always try to be flexible on check-in and check-out times, but it all depends on previous/arriving guests, cleaning, and maintenance schedules. We hope you understand. Please let us know you approximate arrival time as soon as you know. And the day before arrival please email/message us to confirm your approximate arrival time again in case something has changed. This is a private home and we have guests checking out the same day you are arriving so please do not just show up and expect to be checked in. Please make sure you Text/SMS us when you land or 60 minutes prior to your arrival. At that time you will get the villa number and full address to home where we will personally check you in.
• Since our reputation means everything to us, for all guests new to Airbnb-, no prior reviews-, booking last minute-, or close to max occupancy (more than 50% of max)-, often these type of guests are not sure what kind of home/size home is being reserved or trying to pack in people, so this is a higher risk reservation for hosts and therefore we require a max capacity, occupancy, liability release waiver agreement signed waiving your right to make any negative claim/review on our home as our reputation means everything to us.
• If these simple home rules are not adhered to, we reserve the right to ask all occupants to leave the premises, without a refund of security deposit or any unused nights. Please, please don't make us do this.

If you plan on traveling Friday to Friday or Saturday to Saturday or over any special event or Holidays or peak season Christmas through Easter please inquire with us prior to making an instant booking. The reason is that we normally do not allow Friday to Friday or Saturday to Saturday stays unless it is last minute booking within a week of arrival. If you stay is a weekly stay the best option would be if you could travel Sunday to Sunday instead. The reason for this is because most of our bookings are weekends Thursday to Sunday and for 6-8 nights this would cover 2 weekends which is 2 bookings for us instead of 1 so the opportunity cost is very high for us. We work with tee time wholesalers and directly with courses on just about a daily basis. When booking with us you will get the absolute lowest net rates without any fees added on you golf. A PGA Golf Professional has been a part owner of this property since it was acquired and knows most of the local pros, wholesalers and local golf courses. We therefore will give you the perfect suggestions to match the type course you prefer and within your budget. It is the best of both worlds getting the local knowledge from a PGA Pro and Lowest Golf Rates. Again with us you do not get stuck in a golf package. With us you have complete freedom to change any tee time and any course whenever you want within the guidelines of the courses and this way you do not have to pay for any change fees or upgrade fees which 99% of golf vacation package companies will charge you after you are locked in. We love golf and would love to talk golf with you all day, but that is not going to make us efficient or successful so therefore we do not give quotes or suggestions on golf until after you have reserved your accommodation with us. Any additional housekeeping requirements can be arranged such as on a daily basis upon request at nominal charges

There are 2 large spots in the driveway ok for large SUV or large Vans and 2 cars can park 70 yards down the street across on the other side of the road (where there is an empty lot) . Any additional cars must be parked at the golf clubhouse. There is no parking on the grass at any time and no overnight parking on the streets due to county ordinance.

BED SET-UP:
Please reach out to our home caretaker via EMAIL at least 2 days prior to your arrival with your preferred bed-set-up (if you are singles or couples/king beds vs twin beds).
Each room can be set up with 2 twins or 1 king/queen. For king/queen size bedding we use a king/queen size memory mattress topper, a king size mattress cover, a king/queen size fitted sheets so there is no seam and where you can enjoy the extra memory foam comfort. Please see floor plan for furnishings and bed setup options.

IMPORTANT NOTE regarding CHECK-IN:
Please do not just show up and expect to be checked in since this is a private home.
We always try to be flexible on check-in and check-out whenever possible. It all depends on when previous guests check-out, maintenance needing to be done, and when future guests arrive.

CHECK-IN
Normal check-in is at around 5 pm or later for your arrival. This is a private home we do have lots of cleaning to be done and maintenance preparation that needs to be done before you can check-in. We may also have guests checking out the same day you are arriving, so the earliest we can check you in is normally at 5 pm since we need enough time to prepare and clean the home for you. If you are arriving earlier than 5 pm and have a rental car we suggest you keep your luggage in your rental car until 5 pm when we can check you in.

Most important is that our home needs to be completely clean and ready for you before anyone can be allowed inside the home. We cannot let anyone onto the property before your 5 pm check-in. It is our goal to give you as our guest the best first impression. Thank you for understanding.

CHECK-OUT
Normal check-out is at 10 am so we can prepare home for future guests. You can check with our home caretaker in the morning of your departure to see if she can get you a slightly later check-out at noon for instance (if available). Thank you for understanding.
